The Building
Energy Rating (BER)
Certificate looks like a sticker you might see on electrical equipment’s like
fridges, rating the energy efficiency on color graded scale that is from most
efficient to the least efficient. A BER (Building
Energy Rating) is an energy label for a dwelling whether commercial or
residential. Since the 1st of
January it is required by law, that when a new residential building is
constructed, a BER is provided to the prospective buyer by the owner. Being the 1st
of January 2009, after the Republic of Ireland 3 weeks and legislation was
introduced requiring all the homes and apartments offered for sale or rent to
have a BER certificate.
The BER has to be carried out by the specialized
professionals, qualified and trained in the job. They have to do registration
with the SEI, the ultimate authority responsible for managing and maintaining
the scheme. The person
offering a home for sale or rent is required to engage a BER assessor to carry
out Building Energy Rating assessment. The BER is
calculated using information obtained from a domestic or non-domestic buildings energy use for space heating,
water heating, ventilation and lighting and also calculated using the Dwelling Energy Assessment
Procedure (DEAP) software produced by Sustainable Energy Ireland (SEI).
